Down Payment Assistance program

Habitat KC is proud to partner with the Health Forward Foundation to provide an assistance program for qualified homebuyers in the Kansas City metro area. This grant program supports homebuyers who haven’t owned a home in the past three years, and provides up to $13,000 to cover down payment and closing costs. Unlike a loan, this assistance is a grant and does not need to be paid back.
Do I Qualify?
You may qualify if you answer “YES” to each of these questions:
- Is the property under contract and located in Habitat KC’s service area? (Jackson, Platte, Clay, or Leavenworth County in MO. Wyandotte or Johnson County in KS.)
- Is the borrower’s income at or below 80% Area Medium Income (AMI) as determined by HUD? See this AMI Chart (PDF)
- No Second or Forgivable Deed needed?
- Is the applicant a first-time homebuyer, or have they not owned a home in the last three years?
- Is the applicant’s debt-to-income (DTI) ratio below 45% of their gross income? (Tip: Add up all your minimum monthly payments and divide the total by your monthly pretax income. This is your DTI.)
What documents are needed?
- Two recent paystubs. This includes the loan applicant(s) and any person over the age of 18 who will live at the property.
- First Time Homebuyer Workshop certificate.
- Complete 1003/ Loan Application.
- Signed Certification Household Member Certification. (Complete this PDF)
- Demographic information. (Complete this PDF)
- If you qualify, or you are a lender with a client who qualifies, a Partnership Agreement form must be completed by the lender. (I need the form for here)
