Habitat KC is proud to partner with the Health Forward Foundation to provide an assistance program for qualified homebuyers in the Kansas City metro area. This grant program supports homebuyers who haven’t owned a home in the past three years, and provides up to $10,000 to cover down payment. Unlike a loan, this assistance is a grant and does not need to be paid back.
Do I Qualify?
You may qualify if you answer “YES” to each of these questions:
- Is the property under contract and located in Habitat KC’s service area? (Jackson, Platte, Clay County in MO. Wyandotte, Leavenworth, or Johnson County in KS.)
- Is the household income at or below 80% Area Median Income (AMI) as determined by HUD? See this AMI Chart (PDF)
- Is the applicant a first-time homebuyer, or have they not owned a home in the last three years?
- Is the applicant’s debt-to-income (DTI) ratio below 45% of their gross income? (Tip: Calculate here.)




What documents are needed?
Paystubs
Two recent paystubs. This includes the loan applicant(s) and any person over the age of 18 who will live at the property.
Homebuyer Education Certificate
Completed through Habitat, other HUD-certified organizations, or online education through Fannie Mae & Freddie Mac.
1003/ Loan Application
Complete 1003/ Loan Application. (Along with the URLA)
Household Member Certification
Demographic information
Partnership Agreement form
This form must be completed by the lender.

Down Payment Assistance Timeline
You can expect the following communication during Habitat KC’s Down Payment Assistance process.
Application
Once Habitat receives all documents, we will approve or deny application within 5 business days.
Approval Letter
Approval letters will be emailed to the home buyer with the lender & title company copied.
Pre-Closing
Before closing, the lender will send Habitat a copy of the Closing Disclosure to verify how the funds will be used.
Closing Day
Habitat will coordinate with the Title Company to send the funds on the closing day.
Post Survey
After the closing, Habitat will follow up with homeowners to complete the Homeownership Impact Survey.
