Construction Administrator
Reports to: VP of Construction
FLSA Classification: Salary, Exempt/Full Time/Benefits Eligible

JOB SUMMARY: To further the mission of Habitat for Humanity of Kansas City through efficient processing, documentation and support of construction-related activities.
RESPONSIBILITIES: (including but not limited to the following)
- Assist VP of Construction in establishing, implementing and maintaining standard procedures and practices to streamline the construction process and related activities.
- Assist if needed in the development of construction build schedule
- Develop RFP’s and plan specifications, assist with developing material packages and takeoffs
- Apply for all necessary building permits
- Modify house plans as needed (Revit, ArchiCAD)
- Coordinate and manage the bid process; including the awarding of contracts
- Prepare and manage contracts for all construction subcontractors and material suppliers
- Verify and document that all subcontractors (paid and in-kind) meet established criteria (W9, insurance, lien waivers)
- Review and approve all invoices submitted for payment through the construction account
- Coordinate public utilities
- Manage all construction project documentation.
- Bid lists
- Awarded contracts
- Ordering and documenting In-kind donations as related to construction.
- Coordinate Energy Star inspections and certifications
- Coordinate the In-kind Program (HFHI and local)
- Ordering in-kind materials from the HFHI website in a timely manner
- Coordinate receipt of in-kind materials or subcontracted work
- Document all in-kind donations as they are received
- Develop/Track Homeowner related documentation
- Closing/Punch List checklist development
- Homeowner Service Requests
- Produce a Homeowner’s Manual inclusive of the following information:
- Warranty Information and documents
- House specific information
- Information deemed necessary by VP of Construction or Family Services Director
- Construction Grant Management
- Coordinate with Development department for all necessary information required for grant applications and grant reporting
- Other duties as assigned.
General Requirements:
An overall understanding of basic accounting, cost estimating and bidding procedures; Familiar with CAD software; good written and verbal communication skills, well organized and detail-oriented; willingness to work as part of an overall team and the ability to work a flexible schedule including some evenings and weekends.
